We had a big room and everything worked fine on our three nights stay. Very good value of money. 120.000 toman with breakfast.

Quite good hotel, very clean, much cheaper than any lonely planet recommended. 1.2 million rials for double room with breakfast included. Walkable distance to main attractions. However, they do not respond to emails, so check avaliability via phone once you are in Iran.
